The lanai duty cycle: why do these doors wear faster than anything else in the house?

Roller wear is not a function of years. It is a function of loaded passes: how many times a given weight rolls over a given contact patch.

Replacement is the right answer in four situations: the frame has corroded or rotted through, the opening has moved structurally, water is entering through the frame itself rather than a blocked weep hole or a failed sweep, or you want a rated impact assembly that the existing frame can never be. That last one is worth stating plainly, because better glass in an old frame does not produce a rated door.

Condo and HOA doors: who pays for what in the Gardens?

In a condominium or a managed community there is a paperwork question ahead of the repair question, and settling it first stops people paying twice.

Florida condominium documents commonly split a single door between two parties. The building envelope, usually the glass and the outer frame as originally installed, often sits with the association. Anything involving the glass, the frame or water intrusion is worth an email to your manager before work starts, because the repair can remove the evidence of where the water was getting in.

Locks for a house that sits empty half the year

A slider is the easiest opening in most houses to defeat, and an empty house gives someone time to work on it. Three things matter more than the brand of anything.

The latch has to fully engage. Most sliders that will not lock do not have a broken lock. The panel has dropped on worn rollers, so the hook now meets the keeper a few millimeters low and only catches on its tip. That is a latch that will pop under a shove, and the fix is the door's height, not the hardware. The two-minute lift test tells you which one you have.

Something has to bite the frame, not the trim. A secondary lock is only as strong as what it anchors into. A device fixed into thin trim or a plastic channel gives way with the trim.

The panel has to be prevented from lifting. Most sliders can be lifted up and out of their track by hand, latched or not, if the head channel has enough clearance. Pinning the panel removes that route entirely, and it is the weakness the hardware aisle addresses least.

Salt air is the fourth factor: coastal humidity seizes cylinders and corrodes hook bolts from the inside, so a lock that worked in April can be immovable in November. Have the lock checked at the same visit as the rollers, because on a slider the two problems are usually the same problem.
